How Much House Can You Afford?
The most important number isn't the home's listing price — it's what your monthly payment will actually be. Mortgage lenders use two key ratios to decide how much they'll lend you:
Front-End DTI: 28% Rule
Your total housing payment (PITI — principal, interest, taxes, insurance) should not exceed 28% of your gross monthly income.
Back-End DTI: 36% Rule
Your total monthly debts (housing + car payments, student loans, etc.) should not exceed 36% of your gross monthly income.
